DESCRIPTION
East Hill Forest is located in the northcentral part of Vermont, just a short distance from the state capital city (population 8,000). The property sits east of the Worcester Range, a scenic and popular semi-alpine hiking destination, and just a few kilometers from Wrightsville Reservoir, a 77-hectare impoundment of the North Branch of the Winooski River, where there is a boat launch and swimming beach. Downtown Montpelier, located 8 kilometers to the south, is the hub of the region and offers numerous shops and restaurants, a lively cultural scene, several colleges, state government and an array of employers. Burlington, the state’s largest city, is a 45-minute drive to the northwest. Boston is 3 hours southeast of the property and New York City is 6 hours to the southwest.
East Hill Forest’s southern end (along the town road) contains a 1-1.5-hectare elevated meadow, with a house and garage centrally located and offering easterly views. From this location, terrain rises to land’s western end and East Hill, which forms the upper limits of a watershed wholly contained on the property and drained by a stream that bisects the forest. Overall, terrain is quite variable, offering areas of gentle slopes, coupled with intermittent steeper areas.
ACCESS and TRAILS The property is accessed by a gravel, town-maintained road that ends just past the existing house. Beyond this point, a high-quality seasonal road extends 338 meters to a stream crossing and small meadow.
The internal road extending beyond the town road and connecting to the trail system.
The forest offers an extensive, multi-use trail network covering about 14 kilometers, which was first developed in the late 1980s by the ownership. Over the past 15 years, with approval from the ownership, a lifelong neighbor to the east has made it his passion to maintain and further develop the trail system. It is one of the most impressive private trail networks in the region, well-suited for mountain biking, skiing, and hiking.
The existing farmhouse sits in a Two smaller meadows are situated west nicely-sized elevated meadow. of the house site at the end of the main internal road. West of here, several attractive house sites are available for future development. The existing cape house was built in the 1880s. While quaint and livable, it has serious joist and foundation issues and major cosmetic and other repairs would be required.
TIMBER The timber resource is an important component of the overall property asset value, given its favorable species composition, high stocking, excellent stem quality, and proximity to maturity. This resource offers an excellent source of future capital appreciation and, considering that the majority of stands have not been thinned in over 25 years, provides for immediate, active forest management. While no recent forest inventory has been conducted, ocular estimates from The timber is a major asset with its high field observations indicate that capital stocking and superior stem quality. timber value (CTV) is likely close to $1,000/acre. Based on the attributes of this resource, it is reasonable to expect a long-term appreciation in the CTV of 3-4% per annum.
