• Located at corner of John F. Kennedy Blvd. and Rankin Rd. • 25-year term from date of initial certificate of occupancy • Gas Station and Convenience Store to be developed by Successful Proposer on an approximate 1.5 acre tract (tract size somewhat flexible to properly accommodate development) • Concession Fee payable to City is the greater of the sum of the Fuel Per Gallon Fee and the Convenience Store Percentage Fee applied to sales for each component or the Minimum Annual Guarantee (MAG) • MAG is the appraised ground rent of $0.80 per square foot per year, escalated 3% annually • Gas Station must be capable of servicing/fueling at least 12 cars simultaneously, but Respondents may propose a greater number • High focus on customer service, and provisions of amenities, i.e. restrooms • HAS will stub utilities at the leased premises boundary line 16
