Housing options For the creation of a healthy community a wide range of housing options should be provided to ensure that households with different needs, lifestyles and budgets can be accommodated. The Sunshine Coast is a fantastic community, but if the sons and daughters of locals can't afford to live in the same part of the world as their parents then the community loses it's threads of connection. Our modern communities The Sunshine Coast currently experiences a significant mismatch between housing and households. Over 3/4 of all housing on the Coast are 'large dwellings' (3 bedrooms or more on large lots) while over 3/4 of all households are only one or two people.

In Queensland in 2011, couple only households are anticipated to exceed for the first time the number of traditional households of couples with children. By 2031 the percentage of traditional households of couples with children will have reduced further and be less than both couple only, and lone person households. By 2031, it is anticipated that approximately 27 percent of all households will be lone person households. Consequently, the housing provided at Caloundra South over its estimated 30-40 year development period will need to change to reflect the needs of the household demography expected to occur during that time.

Our ageing population In 2006 the percentage of people in Queensland olde r than 65 was 12.1 percent. By 2026, this age group is expected to increase to 18.7 percent. Consequently, housing for our ageing population will become increasingly a focus of the building industry to ensure both the type of product and accessability will become of increasing importance.
The disadvantaged In Queensland there are households that cannot afford the housing offered by the private market. The national average of housing provided by the government or not for profit sector for very low incomes is 4.9 percent. The Sunshine Coast Affordable Living Strategy indicates a target of 4.9 percent be provided in new communities on the Sunshine Coast for social housing.
