LOCATION Mormond Hill Forest is located in North Aberdeenshire, Scotland. The forest wraps around the free draining slopes of Mormond and Waughton Hills with stunning panoramic views. The area is well-known for its fertile soils, producing good quality, high yielding timber crops. It has the benefit of having local amenities nearby in the historical village of Strichen and is only 8 miles from Fraserburgh. Mormond Hill Forest offers an excellent opportunity to acquire a well-located commercial forest investment. The property is shown on the location and sale plans within these particulars and can be found on OS Sheet 1:50,000 Number 30, Grid Reference NJ 981 577. ACCESS From Aberdeen, travel north on the A90 towards Fraserbugh, keeping left at the junction on to the A952 at Toll of Birness. Continue north for a further 18 miles, connecting with the A90, before turning left on to the B9032 to Memsie. After approximately 2 miles, turn left onto an unclassified road, signposted Memsie Burial Cairn. Follow this public road to the access road junction, signposted Claystyles and Mormond Hill Telecommunication Facility. After approximately 1.5 miles, the forest entrance can be found at point A1, shown on the sale plan. There is a servitude right of access, for all purposes, granted over the private access road and strips of land retained by the Telecommunications Facility, on either side of the road, between points A1-A2-A3-A4. The existing access roads from this into the forest are located at points A2 and A3, which provide excellent access to virtually all parts of the forest. There are several small stone quarries within the forest, providing excellent stone for maintenance or quarrying on a larger scale. There are alternative rights of access, which could be developed at points A5, A6, A7 and, potentially along the strips of land located to the south of the property.
