2824 CONEY ISLAND AVE. DESCRIPTION Neighborhood Profile

Key Demographics (2010 Census)

Sheepshead Bay is bounded by McDonald Avenue and Shell Bank Creek to the east, Gerritsen Avenue and Gravesend to the west, Avenue P to the north, and both Manhattan Beach and its same-named bay to the south.

Total Population: 84,039 Average Household income: 58,682

Over the last few years, however, this area has undergone a renaissance. Not coincidentally, it has seen an influx of immigrants from the former Soviet Union, China, India, Pakistan, Vietnam, Israel, the Philippines, Poland, and Guyana. Today, Sheepshead Bay is one of the largest neighborhoods in Community District 15. About 1,200 owners hold title to the 1,400 commercial properties in the neighborhood. This growth has also dovetailed with skyrocketing condominium development, as residents from the community seek more upscale housing along the waterfront. While development activity has spiked recently as residential real estate has climbed to historically high levels, Community District 15 is a mature market with few parcels of land suitable for condominium development. The residential zoning in Community District 15 ranges from R3-1 to R6 and R6 is primarily restricted to Ocean Parkway and Ocean Avenue. Current zoning changes proposed by the NYC Department of City Planning include: (1) up zoning part of Ocean Avenue from Avenue W to Voorhies Avenue, from Transportation: R4 to R7 zoning, and (2) downzoning the Sheepshead Bay Special District (“SBSD”) along Emmons By Bus: Avenue from R5 to R4-1. B68 and B36 to Avenue Z and Coney Island Ave By Subway: B and Q to Sheepshead Bay Car: Belt Parkway (278E) Exit 8- Coney Island Ave
