IMPROVEMENTS

The Kreutzer Ranch is located approximately 20 miles northeast of Trinidad, Colorado. Access to the ranch is via Hwy 350 just northeast of Model, then travel west on County Road 64 to the ranch. Trinidad, the county seat of Las Animas County, is a town of approximately 10,000 people and is nestled against the foothills of the Rocky Mountains exactly halfway between Santa Fe and Denver. The area retains its Old West character and the vitality of its pioneering days on the Santa Fe Trail. The community celebrates its colorful past and offers complete services and stores for the surrounding ranches. Las Animas County is the largest of Colorado’s counties with over 4,700 sq. miles and is one of the least populated. The area is primarily rural with the western part of the county being mountainous and the eastern part being prairie.

There are three homes located on the ranch. The Headquarters property includes a 2,977± sq. ft. 5-bedroom home that includes a 360± sq. ft. basement, several outbuildings, including a 36’x 36’± barn, a 14’x 61’± loafing shed and a 697± sq. ft. garage/shop. WATER

PROPERTY The ranch consists of 12,840± deeded acres and 640 acres of State lease. A large portion of the ranch (9,600 acres) has been protected for future generations and is under conservation easement. The majority of the ranch consists mainly of prairie with soft arroya throughout. A portion of the ranch on the north side offers some cedar and pinon trees. The property has the potential of a 4,380± acre foot lake with the proper improvements to the dam, accordingly to the State Water Engineer. There is also an old gold mine on property, but little is known about its history or production capabilities.

The property includes three wells, of which two are now in use. One well runs the house and three stock tanks and the other well runs 10 stock tanks. A pipeline covers several miles and is capable of covering various pastures if needed. Several earthen barriers hold water yearround given an average year. The State Water Engineer claims that the water right for the lake belongs to the landowner and that if the dam is repaired properly that the 4,300± acre-foot lake can be filled and used as a flood irrigation right. In years’ past, this water right irrigated about 1,000 acres of farm land before the State Engineer made them stop using it

due to dam insufficiencies. ®

RECREATION The ranch provides unfettered opportunities for outdoor activities with ATV and horse riding at the top of the list. The prairie sections of eastern Las Animas County offer hunting with large herds of Pronghorn Antelope and several pockets of Mule Deer. The area west of I-25 begins the mountains where there are abundant public lands for hiking, hunting, fishing and camping. Golfing is found in nearby Trinidad, Walsenburg and La Veta. The nearby Trinidad State Park and Lathrop State Park offer fine fishing, boating and camping. Highway 12 west of Trinidad is known as the Highway of Legends and boasts some of the most scenic country in the entire state.
