ZONING IN THE RESEARCH TRIANGLE PARK WAKE COUNTY Research Applications (RA) The Research Applications District is intended to accommodate research and research applications activities as related to manufacturing, business and science that could benefit from location in or adjacent to The Research Triangle Park or another major center of research activity. The distict is intended to accommodate research facilties, pilot plants, prototype production facilities and other manufacturing operations that require the continual or recurrent application of research knowlege and activity as an integral part of the manufacturing process.

Natural Area Preserves: The district may include natural area preserves. A natural area preserve is a parcel primarily intended to function as permanent open space providing environmental, scenic or recreational benefits to adjacent development and which has been designated on such a recorded plat.

Building Height Limit: The maximum building height is 120 feet, or up to 145 feet with approval of a Special Use Permit, except when the building site is located in a Special Highway Overlay District, in which case the height limit is 60 feet above the centerline elevation of the adjacent highway plus 1 foot of additional height for each 2 feet of building setback exceeding 100 feet. This height limit does not apply where it would limit a building’s height to less than 60 feet above the highest finished grade at the building’s foundation. To date, no Special Highway Overlay Districts have been established in RTP. Minimum Lot Area and Width: Each lot devoted to a central use shall have a width of not less than 300 feet. There is no requirement for lot area. Percentage of Lot Coverage: Not more than 30% of the total area of a lot shall be coved by buildings, driveways, parking areas and loading areas.
