The Lost River Ranch Klamath County, Oregon
The Lost River Ranch represents a commercial cattle and farming operation improved for quality production and efficiency. Situated on approximately 3,577 deeded acres in Oregon’s fertile Poe Valley, the Lost River Ranch offers an exceptionally high standard of rural living and an opportunity to enter into a long established and successful agri-business currently producing beef, hay, potatoes and small grain crops. The ranch normally grazes 1,000 pairs while harvesting approximately 1,200 tons of hay and 300 tons of grain. The feedlot will accommodate nearly 1,000 head and has deluxe bunks and a reliable source of clean stock water. Ten single family homes and a bunkhouse are attractively situated along with wellmaintained ranch improvements and cattle handling facilities within 15 paved miles of Klamath Falls. Acre for acre, few eastern Oregon ranch properties rival the diversity and production available in this compact enterprise. OFFERED BY:

Water pumped from the river into open ditches or pressurized mainlines is distributed to approximately 2,500 acres of cropland and pastures. Over 1,600 acres of pasture and hay meadow are flood-irrigated using head gates and hand turnouts. Four Valley pivots irrigate nearly 555 acres of farmland along with 80 acres under wheel lines. Hand lines serve roughly 155 acres in individual pastures and a small portion of cropland. A Nelson big gun picks up the corners.

Water Rights A report compiled by Main Water Consulting, LLC states that irrigation water rights of the Lost River Ranch arise from three different processes: 1. The Lost River Adjudication of 1919 and supplements: In the Lost River Adjudication, irrigation rights were confirmed for 384 acres. These rights can be exercised independently from the Klamath Project. 2. Permits issued by the Oregon Water Resources Department (OWRD) through its post-1909 permit process: A permit for supplemental irrigation was issued for 1,482.3 acres from two wells. One well is currently in use and is reported to produce between 3,000 and 3,500 gallons per minute. 3. The ongoing Klamath Basin Adjudication: In the Klamath Adjudication, the United States, on behalf of the Klamath Project, filed claims for irrigation of Project lands. This claim includes 2,425.4 acres of the Lost River Ranch. A Proposed Order recommends to the OWRD that the claim for 2,425.4 acres of the Lost River Ranch be confirmed. The Klamath Project Water is delivered to the ranch by three irrigation districts. The Klamath Irrigation District assesses 959.6 acres, the Klamath Basin Improvement District assesses 109.5 acres and the Poe Valley Improvement District assesses 1,556 acres.* These assessments total $60,040.10 for 2011. Pumping costs totaled $19,124.65 in 2010. Approximately 2,500 acres of the ranch are irrigated. * The above information is an abbreviation of the report. The entire report is available for review during a purchaser’s inspection period.

A sauna and “endless pool” are waiting after a hard day’s work and the indoor arena is only a short walk away. Nine framed homes, one Fuqua manufactured home and a bunkhouse complete the list of dwellings. The owner and four employees occupy five of the homes while the remainder of the occupied homes generates rental income.
