APPLICATION FOR DESIGN APPROVAL (Stage 9 & 10) THE RIVERGUMS RESIDENTIAL PLAN DESIGN APPROVAL PROCEDURE 1.

Prior to the commencement on any Lot, of any building work whatsoever, including outbuildings, fencing, external renovations, air-conditioners or any other structure, plans and specifications describing the proposed works in respect of that Lot shall be submitted to Cedar Woods Properties Limited for approval.

2.

Each submission shall include the following: a)

completed application for design approval;

b)

One complete set of plans, specifications and structural footing details; (Elevation 1:100, Floorplan 1:100, Site Plan 1:200)

c)

AHD levels must be noted on the site plan.

3.

The plans will then either be approved by Cedar Woods Properties Limited or the owner/ builder will be advised to contact Cedar Woods or its representative to discuss any amendments required prior to re-submission for final approval.

4.

The owner/builder will be advised of approval by letter. A copy of the approval will then need to be forwarded to the City of Rockingham by the builder / lot owner. The City of Rockingham will then process the plans in accordance with the requirements of the Building Codes of Australia and, if required, the City of Rockingham’s Town Planning Scheme.

5.

Any alterations or additions to the approved plans which affect the external design of any structure will need to be submitted to Cedar Woods Properties Limited for approval.

Provide deciduous trees to the north of the home



Living areas and outdoor courtyards to face north

5. Have the required Waste and Water Management requirements been met eg. 

The clients’ builder must have an approved Waste Management programme for building construction.

6. Has a materials, finishes and colour schedule been submitted in accordance with requirements. 7. Does the house have two different building materials to the front façade (mandatory). The Design Guidelines requires the front façade to be built predominantly of render in neutral or earthy tone colours (with bolder colours to only be used as highlights), and must include at least one other material (exclusive of glazing, downpipes and garage door). The second material must comprise at least 15% of the surface area of the front façade. 8. Is a feature provided to the front façade of the home? This can be either through the use of feature materials, verandahs, blade walls, porticos, roof elements, etc. 9. Is the front door visible to the primary street and does the door include either glazing within the door or a sidelight adjacent to the door? (Please supply door brand and design if not clearly shown on the elevation plan). 10. Are windows on the front elevation vertically proportioned (where wide openings are required, windows should be divided into a series of vertical panels). Sliding windows are discouraged on the street elevation.

11. Does the roof have? 

Minimum 25 degree pitch for single storey. Minimum 30 degree pitch for second storey

11. Does the house have a double enclosed garage with door (mandatory for all lots except cottage lots) 12. Will the dwelling have a TV antenna? If yes, then this must located near the rear of the building out of view from the street. TV antennas aren’t required as a CATV system / E Wire has been provided, enabling free to air TV and other services. Please ensure a 90mm PVC duct is installed under the driveway, 4 meters from the garage. It would also be an advantage to install similar ducts to the rear paved areas.
