50% of Seller’s owned mineral interest will convey with property. A 3% buyer’s premium will be added to the final bid price(s) to determine the total contract price(s). A 10% earnest money deposit of the total contract price will be due immediately from all successful bidders. The property is being sold “AS IS, WHERE IS” and without any contingencies including financing. Closing will take place on approximately August 12th, 2015. Broker Participation will be paid in accordance with the auction’s broker participation guidelines.

Triple U Ranch: 26314 Tatanka Road, Ft. Pierre, South Dakota. 31 miles northwest of Fort Pierre on Highway 1806 at the mile marker 217. The ranch entrance is marked with a big archway. Headquarters are four miles west. Watch for Signs!

Executive Summary: The Triple U Ranch was founded as a cattle ranch by the late Roy and Nellie Houck and their family in 1959. When the Houcks moved onto the fifty thousand acres in northwest Stanley County, South Dakota, the land was virtually as it had been in 1804 when Lewis and Clark traveled that way on their trip west. The unbroken sod, deep breaks, and rambling creeks had been undisturbed for centuries. Deer and antelope roamed the land. All that was missing were the buffalo! So, it was fitting for Roy to buy a few buffalo for the ranch. Today the ranch encompasses 45,921+/- acres of natural prairie in central South Dakota near Lake Oahe. Along with a herd of 1,500 buffalo, an abundance of animals flourish on the ranch including registered Quarter Horses, deer, antelope, and many species of birds and other wildlife. The ranch and the buffalo herd have been featured in many commercials and motion pictures including “Dances With Wolves” directed by and starring Kevin Costner.

The Western epic, “Dances with Wolves” was filmed on location mainly at Triple U Ranch between June and November 1989.

Triple U Ranch has historically offered trophy hunts for Bison and other indigenous species.
