ACCESS/BOUNDARIES With over 3 miles of county road frontage on both sides of Mount Mount Pleasant Road runs through the property, providing over 3 miles of frontage Pleasant Road, a county-maintained on both sides. gravel road, the access is exceptional for a property of this size. PROPERTY HISTORY The cultural significance of Turkey Pen dates back to the Cherokee who once roamed and lived on and around the property. Two Cherokee historic sites, the original Tellico Village and the birth place of Sequoyah, are both nearby. Following the Cherokee, the land was one of the first areas settled by Europeans west of the Blue Ridge Mountains. Historic Fort Loudon and Sequoyah Birth Place Museum are along the road leading to the property. Turkey Pen still resembles the area these early settlers and Native Americans lived on with almost untouched beauty and serenity. FOREST RESOURCE The forest at Turkey Pen has been managed by a professional consulting forester since 1998. A mature forest encompasses most of the property. White pine, hemlock, yellow pine, mixed oak, hickory, and yellow poplar comprise the majority of the species found on the property. The forest was completely inventoried by professional foresters in the fall of 2014. Timber summary data is provided on the tables and graphic below. CONSERVATION LEGACY The conservation value of this property is very high given its juxtaposition to Chilhowee Lake, the National Park and Forest Service lands, and other protected forests held by The Nature Conservancy. Although inhabited by many generations of people who farmed and lived off the natural resources, the land has reverted back to a mature forest over most of the property. There are still a few signs of once tended fields and old home sites where multiple generations of mountain people raised their families. However, the forest has almost erased all signs of this past disturbance. The hillsides are now covered by a mature hardwood and natural pine forest that runs unbroken from the Cherokee National Forest over to the Nature Conservancy lands around Chilhowie Lake. Among the hillsides are streams such as Carringer Creek, Miry Branch, and Mulberry Branch that flow through deep coves with towering trees reaching for a glimpse of sunlight.
TAX and TITLE INFORMATION Property taxes in 2016 were $23,598. The maximum allowed acreage (1,500) is enrolled in the Tennessee Green Belt Program to reduce tax burden. The property is owned by Timberland Investment Resources whose deed recorded in Deed Book 377, Page 772 in Monroe County, Tennessee. It is further identified as parcel 063-15.00 and sub-parcels 000, 001, 002. Property is currently under an annual hunting lease to the Tennessee Bear & Boar Association, providing annual income of $23,000. There is a power line easement along the eastern side of the property.
