Lay of The Land The Grass Creek Property is virtually a canyon from one ridgetop to another. The property consists of quakie groves and oaks, with many meadows. There are several old beaver ponds, springs and Grass Creek itself meandering through the bottom of the canyon. Pictured top left is a dilapidated homesteaders cabin from the late 180o’s. The fall season is absolutely stunning, with an array of colors and wildlife, promising adventures of a lifetime. There is a centrally located camp site with tent areas and a corrugated fire ring.

Elk, deer and moose can’t resist the food and water available in the these quakie groves and beaver ponds. The largest black powder moose ever taken in Utah called Grass Creek its home. Recreation

The area surrounding the property offers every form of high mountain recreation and hunting imaginable. The property is full of trails for hiking, biking, horseback riding, 4-wheeling adventures, and snowmobiling. Echo and Rockport Reservoirs, both a short drive from the property offer uncrowded waters for fishing, boating, kayaking and swimming. Strawberry Reservoir is well known for its large trout and excellent ice fishing is located 70 miles south.

Utilities There are no utilities to the Grass Creek Property currently.

Water The sale of Grass Creek includes 1 acre foot water share. No well exists currently.

Zoning The property has two primary zonings AG 160 and AG 100 (AG stands for agricultural). There is also a 20 acre parcel which is a grandfathered nonconforming piece in the AG 160 zone. These agricultural zones allow one development such as a residential cabin within the acreage zone. However, the county commission is meeting during summer 2016 on a proposal to reduce the AG 160 and AG 100 down to AG 80 and AG 40.
