Property An individual detached chalet bungalow with a double garage and substantial workshop set in approximately 1.5 acres of gardens and orchards, set in a countryside setting on the outskirts of Canterbury approximately 2.5 miles from the city centre. The property offers versatile accommodation which is in immaculate condition throughout. On the ground floor, there is an entrance hall, bedroom, bathroom, triple aspect lounge with woodburner, large conservatory, dining room, kitchen and utility room. On the first floor, there are two further bedrooms, a shower room and a study. Externally, the property is set in a secluded setting with extensive gardens laid mainly to lawn with orchards, formal garden area with shrub borders, patio area, woodstores/sheds and a greenhouse. There is also a substantial double garage, ample off street parking and a substantial workshop, which was once used as a separate dwelling and could now provide a variety of uses, subject to obtaining the relevant permissions. Situated within the country, however, the historical Canterbury City Centre is easily accessible which offers an abundance of restaurants, a wide range of independent shops and high street chains. There are excellent leisure and educational facilities including quality private and state schools, two universities and further education colleges. A fast train service to the capital is available from Canterbury West railway station and there is access by road to London.
The Vendor’s View The house is in a lovely setting, being peaceful and quiet yet close to amenities. The conservatory has been our favourite room in the summer, which has a solid roof so doesn’t get too hot, but has a wonderful all-round view of the garden. Also, the log burning stoves in the lounge and dining room in the winter, which give the house a cosy, warm glow and there is an endless supply of wood in the grounds. The house is situated in a country lane, but you are only 5 minutes away from large stores such as Morrisons, Aldi and Dunelm Mill, which is very handy, as well as many smaller independent stores and cafes. I love visiting the Marlow theatre and some of the restaurants in the City centre, which are only a short taxi ride away if you fancy a drink. Also, its good to be so close to the motorway and you are not far from the coast - lovely in the summer for day trips or a hop over to France.
