LOCATION The Brucklay Woodlands are situated just 1 mile north of the village of Maud in Aberdeenshire. The woodlands are established around the fringes of the Brucklay Castle Policy Woodlands on former agricultural land. ACCESS Lot 1 Access is taken off the A950 at point A1 along the shared access road, connecting with the outlying woodland across the disused railway line which is now part of the Formartine and Buchan Way walking route. The access track up to the former railway line is included in the sale of Lot 1 with a shared right of access across to the outlier at point A2. Maintenance is according to user. Lot 2 There are two access routes, as shown on the sale plan between points A3-A4 and A5-A6. Access along the track from point A3 is shared with maintenance according to user. Ownership of the access track between points A5-A6 is included in the sale of Lot 2. Lot 3 Access can be taken at any point off the public road following consultation with the council and also along the shared access track between points A7A8 to Meikle Aucheoch Farm. Lot 5 Access is provided by the single track minor public road with access taken along the track from point A11 to A12 or anywhere from the public road. There is a weight restriction on the bridge crossing the south Ugie Water at the corner of Lot 5; however this could be upgraded for extraction of timber quite simply with steel plates placed across the decking. SPORTING RIGHTS The sporting rights are the subject of a lease for a three year period, after which the sporting rights will revert to the title holder for each lot. At present, all revenue from timber sales is Income and Corporation Tax free. There is no Capital Gains Tax on growing timber, although there may be a liability on the land. Under the Inheritance Tax regime, 100% Business Property Relief should be available on commercial woodlands. VAT is charged on forestry work and timber sales, although its effect is neutral if managed as a business. Government grants are received tax free with the exception of farm woodland and subsidy payments.
