DIRECTIONS From Junction 11 of the M4 at Reading take the A33 south towards Basingstoke and after a quarter of a mile take the left turn to Spencers Wood. Follow this road for just over a mile and take the right turn to Beech Hill after a petrol station. After about 1½ miles turn left at the crossroads, just after the church on the right, into Wood Lane. Follow the road for approaching half a mile to the gate at point A on the sale plan. The main block of the wood has a traditional estate feel to it with a series of rides providing access to an attractively varied mix of crops. Through the southern section are maturing oak with mid to late rotation beech together with scattered Norway spruce, Lawson cypress and larch. The age structure has been broken up in the past with areas restocked with broadleaves, principally oak, around 20 years ago. Some birch has been accepted into the stocking. With the exception of the north west corner the woodland is classified as Ancient Replanted Woodland. This indicates the wood has had continuous woodland cover from at least 1600 AD to the present day.

VIEWING Viewing is possible without appointment at any time during daylight hours so long as prospective purchasers are in possession of a set of these sale particulars. Please be aware of hazards within the woodland when viewing.

The north western corner of the wood was previously farmland which was planted with principally Cricket bat willow most of which have recently been felled. This area now awaits replanting by the purchaser. In addition to the willow, oak and ash were planted which remain.

HISTORICAL It is understood Priory Wood takes its name from a priory founded in 1170. In 1345 Edward III declared the priory “an Alien prior” and Edward IV granted all the priory lands to Eton College a hundred years or so later. Documents in the National Archives dating from 1702 and 1704 are “an account of timber marked at Stratfield Saye Priory for the use of Eton College”. In 1937 Eton College sold the wood to Sir Allen Lane and his two brothers. Sir Allen Lane was the Penguin publisher. The vendor’s family acquired the wood in 1994.

The wood enjoys excellent access to its north western boundary over a former public highway, Wood Lane, which still has a tarmacadam surface.

DESCRIPTION Priory Wood is situated to the north east of the small rural community of Beech Hill in the south east corner of west Berkshire close to the county boundary with Hampshire. Beech Hill was originally part of the parish of Stratfield Saye, a cross-county border parish, most of which was in Hampshire.

TAXATION After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land. SPORTING RIGHTS The sporting rights are owned and included in the sale. They are not let.

RIGHTS OF WAY The woodland is sold with the benefit of a right of way for all purposes over the route marked AB on the sale plan. This was formerly a public road.
