This is an area of rolling hillside, combining a mixture of farming and forestry alongside the rural residential areas of Aberdeen City. The property is shown on the location and sale plans to the rear of these particulars and can be found on OS Sheet 1:50,000 Number 38, Grid Reference NJ 665069 being the junction at A1 on the sale plan. ACCESS Bandodle can be approached from a number of directions. Travelling from the south through the village of Torphins, take the B993 northwards for just over 3 miles until reaching the junction with the B9119. Turn right on to that road for approximately 1 mile until reaching Auchorrie; then turn hard left, an acute turn almost back on yourself, and head northwards on the minor county road to Comers. After approximately half a mile, you will reach point A1, as shown on the sale plan; Bandodle Wood lies immediately ahead. Alternatively, you may approach from Aberdeen, coming through the village of Echt on the B9119 then passing Midmar Forest to the south of the road. Take the second turning right to Comers to reach point A1, as shown on the sale plan. If, by chance, you take the first turning down into Comers, you will have to climb uphill again towards point A1. From point A1, a private road leads along the south-western boundary of the property, as shown marked on the sale plan A1-A4. At point A2, there is a gate into the open, unplanted fields at Bandodle. Further on at point A3, there is a new access road heading westwards to Backhill and other residential properties. Close to A3, there is a gate in the deer fence into Bandodle Wood. The track continues towards point A4. This track can be overgrown in the summer months. The small bridge over the Roughhaugh Burn is beyond the end of the access rights.

From point A1, the minor county road continues north-eastwards heading down towards Comers. At point A5, there is a gate in the deer fence and this could be developed as a main access point into Bandodle Wood. DESCRIPTION Bandodle was an area of open grazing land with scattered mature trees until planted with the present mixture in 2005. The native woodland includes alder, ash, birch, hawthorn, oak, willow, etc. Establishment has been successful and the Forestry Commission grant contract has been fully signed off. The establishment has been successful and the final Forestry Commission grants were paid in 2011/12. There are further payments due under the Farmland Premium Scheme amounting to approximately £2,541 per annum. The young woodland is now at a stage where an interested owner can begin to remove protection guards from trees and consider longerterm management. There is a small pond adjacent to the northern boundary of the property, already colonised by wildlife, which could form a focal point for the woodland. In some areas tree growth rates have been excellent and one could begin to consider thinning and longer-term management for the creation of a very attractive woodland environment. PROPERTY AREA The property is advertised for sale on the basis of a recent measurement at 20.87 hectares/51.57 acres. The property will, however, be sold as per the Title documents. SPORTING RIGHTS The sporting rights are included in the sale and are unlet.

BOUNDARIES Most of the boundaries are represented by a mixture of stock fences and stone dykes in varying states of repair. This is believed to be the Title boundary. Within this, a deer fence was erected to protect the young trees. Maintenance of this deer fence is understood to be the liability of the woodland owner. Maintenance of stock fences on the legal boundary is mutual with adjoining proprietors. The northern boundary follows the Roughhaugh Burn. It is believed that the boundary is the burn itself but it may be the small stone wall that runs alongside and crosses the burn from time to time. Title plans are not clear on this. MINERAL RIGHTS Mineral rights are included except as reserved by Statute or in terms of the Titles. WAYLEAVES & THIRD PARTY RIGHTS There are overhead electricity wayleaves crossing the property and an overhead BT line that follows the private access road. The property will be sold with the benefit of, and subject to, all existing rights and burdens within the Titles. WOODLAND GRANTS Bandodle Wood was established under a Scottish Forestry Grant Scheme Contract, Reference No. 031900646, with the scheme name – Comers of Kebbatty. This contract has been completed and was signed off by the Forestry Commission on 30 August, 2011. There will still be a Transfer of Obligations agreement to be signed by the purchaser as the obligations under the grant scheme continue until August 2016. There are no further forestry grants payable. Farmland Premium Grants are due to be received for the years 20162020. The payments are due on 1 October each year and amount to approximately £2,541.
