PRE-LEASING TO THE GOVERNMENT SERVICES ADMINISTRATION Crescent was preparing to build a 654,000 square foot, two-tower building on Arlington Land Bay A, but Crescent: • Successfully responded to a GSA Request for Proposals (RFP) for 405,000 square foot, 10-year lease for the U.S. Environmental Protection Agency with two unique provisions: 1. Building must be Silver LEED-NC Certified upon Completion. Failure to meet the LEED Silver Certification would reduce the gross rent by 10% 2. Building must meet the U.S. Government’s requirement for Level IV Security

NEIGHBORS IN BUILIDNG DEVELOPMENT • The Builidng Development Process requires cooperation with Neighbors, especially adjacent land uses: • Here are examples of poor neighbor relations: • Pile driving activity during early morning hours woke up guests in the adjacent hotel. • Removal of existing road bed caused flooding in the adjacent underground parking garage. • The adjacent land owner started construction on an apartment building and both projects closed Crystal Drive Road while staging materials. • Re-bar bundle “nicked” a passing Virginia Rail Express Train as it was being lowered onto the building floor by an overhead crane (see next slide).
