The Old Vicarage is a substantial Georgian townhouse designed and remodelled by the eminent local architect Richard Pace in 1805. The property commands a prominent position in the centre of the popular market town of Lechlade. It has been extensively renovated by the current owners and is presented in immaculate order over three floors. There is a wealth of period features including the elegant staircase, large sash windows with original shutters, flagstone and wooden floors and open fireplaces. To the rear of the property is a private, walled garden with gravelled parking accessed by electric, wooden double gates. Planning permission has been achieved to build a garage/car port over the parking area. The property is entered through a central, wide door with sidelights and a large decorative radial fanlight above with a lamp inset. The hall has a high ceiling and flagstone floor. Leading from the hall is the drawing room. This is an elegant room with a wooden floor and an open fireplace with ornate surround and stone hearth. The double aspect provides good light with both sets of windows having wooden shutters. The floor to ceiling window to the rear overlooks the garden. The dining room, currently used as a snug, also has an open fireplace, high ceilings and window shutters and also has the original serving hatch through to the kitchen. The kitchen is to the rear of the property created in an early extension. There is a range of bespoke wall and floor units designed and fitted by Underwood’s with an Aga, integrated fridge/freezer and butlers sink. A semi glazed door leads into the garden. Also on the ground floor is a cloakroom, large storage cupboard and access to the cellar. On the first floor is the master bedroom suite with a large sash window and shutters, adjoining dressing room/study and en suite shower room. The guest bedroom is a large impressive room that with two fireplaces was once two rooms. The family bathroom is spacious and overlooks the garden. It has the original free standing claw foot bath, a separate shower cubicle and a large shelved cupboard. The utility room is accessed from the bathroom and houses the boiler, pressurised hot water cylinder and plumbing for washing machine and drier. On the second floor there are three large bedrooms with two having adjoining studies/playrooms/further bedrooms. There is a good sized family bathroom with bath and separate shower cubicle. Outside, the walled garden is laid mainly to lawn but with well stocked borders and espaliered fruit trees. There is a terraced area suitable for al fresco dining and a water feature. At the far end of the garden is a summerhouse with an electricity supply and beyond that is the gravelled parking area. Planning permission has been achieved to create a garage/ carport over part of the gravelled area. Access to the parking is through wooden, electronic gates.
