Property Description The Oxbow Ranch is located in the rolling hills of western Young County, just a half hour from the town of Graham and Possum Kingdom Lake. The ranch consists of 242 surveyed acres and has a variety of terrain, trees, and water. The property is accessed by a fenced, 50' deeded lane going from a county maintained road for a half mile back to the ranch. The entrance has a large pipe gate and archway at the road. A thorough interior road system, with over four miles of roads, leads you through the property, providing easy access to all ends of the ranch. The pastures are full of mature hardwoods and brush, including live oak, chinaberry, mesquite, and plum. Four cultivated fields (12, 15, 25, and 34 acres in size) act as foodplots and staging areas for game. All of the fields are lined with tall trees, excellent for setting up tower blinds and stands. The fields have a clay based soil and will easily take to winter wheat, oats, haygrazer, milo, or grasses.

With the variance of wooded areas, open pasture, and farm land, the ranch holds a solid population of whitetail deer, turkey, feral hog, and predators. There is good dove hunting in the fall along the fields as well, which fill with native sunflowers in the late summer. Several corn spin feeders have been kept going on the property too. The Oxbow has not been hunted in over a year, so it is prime for a new owner to step in.

The main water feature on the ranch is the Brazos River, which forms the north border of the property. The Oxbow has over 1/2 mile of frontage on this river. The Brazos is a livewater stream and feeds the 17,700 acre Possum Kingdom Lake down river. Possum Kingdom offers other recreation nearby, such as fishing, boating, and skiing. In addition to its aesthetic beauty, the Brazos can be utilized for canoeing, tubing, or camping out on its sandy banks.

Several draws and creek washes that carry runoff down to the Brazos criss-cross the property. Boggy Creek, a seasonal waterway, merges with the Brazos in the northwest part of the ranch, and helps ensure the river runs strong year around. Two ponds in the pastures create additional surface water and provide fresh drinking water for wildlife. Improvements include excellent five-line, barbed wire fences, pipe corners and steel gates, public road frontage, and an old farm headquarters with hay shed and pens. There are several building locations that take full advantage of the long views across the Brazos River valley. Electricity and community water are available at the road.

Asking Price: $2450/acre   (reduced from $2650/acre; minerals rights available)
