The town is located within the very popular tourist area of south Pembrokeshire which is centred around the award winning resorts of Tenby and Saundersfoot (10 miles away). Consequently, Narberth attracts thousands of visitors to its highly regarded niche shopping offering. The site of the former County Primary School has a large frontage onto Moorfield Road, and is located just north of High Street which serves as the main commercial, leisure and retail district for the town. Narberth has a strong retail centre composed of shops and restaurants, not only serving local needs but also speciality retailers who attract custom from the surrounding agricultural community as well as tourists who have an important role in the town economy.

The council wishes to secure a re-use of the site which adds to the vitality, visual amenity and commercial strength of Narberth town centre. Suitable proposals may include retail and other compatible town centre uses, potentially including residential. The council encourages proposals that build on the existing strengths of the town’s commercial, leisure and retail offering. The council will look favourably on proposals which are imaginative and innovative to bring maximum benefit to the following areas: • Visual amenity

The adopted Local Development Plan (LDP) allocates the site within the town centre boundary, looking 8 favourably on development which is predominantly retail. Interested parties are advised to refer to Guidance Note 12 (Town Centre Development) and GN.13 (Retail Allocations). The site is allocated for retail development; site reference RT/088/01 under GN.13. The review of the LDP has just commenced and advertising for Candidate Sites for the replacement LDP is likely to take place in 2018

The front of the former Narberth County Primary School is Victorian, constructed of stone beneath a pitched slate roof. The rest of the school buildings are flat roofed of 1960’s modular type construction. The building has a noticeable presence within the town, boasting a large frontage with two gables overlooking Moorfield Road. The property lies on one of the main access points for the town from the arterial thoroughfare of the A40. To the rear of the building lies a public car park which serves as the main parking provision for the town.
