Meet the four candidates running for the 2018 Board of Directors

Four candidates are running for the two available seats on the Board of Directors. Candidate bios include community service & memberships, areas of experience and expertise, reasons for running and community interest. The ballot with referendum and candidate bios were mailed to homeowners and commercial members on March 12. Ballots must be returned by April 16 at 5 p.m. See special instructions below if planning to drop off your ballot at the BCA office.

Returning ballots to BCA office

Please do not place election ballots in the BCA postal service mailbox or through the mail slot at the BCA office. As a reminder, the U.S. mailbox has a sign posted that ballots cannot be placed inside and the BCA mail slot is now sealed throughout the election period. Ballots may be delivered to the ballot box inside the office during regular business hours only.

New daily pool hours at North Beach Mark your calendars for fun in the sun. This year, North Beach pool will open DAILY from 11:00 a.m. to 8:00 p.m. beginning Memorial Day. This means hours of quiet relaxation for those who want more “sun” than “fun.” For our residents who like to make a splash, St. Ledgers and Harbour Pointe will open 3:00-8:00 daily from Memorial Day until mid-June and 11:00-8:00 thereafter. Don’t forget your sunscreen!

BCA staff makes every effort to meet the needs of residents. Often, this means preparation: printing a document, pulling a file or simply organizing the needed information. During the work day, prescheduled appointments take staff outside of the office. Meetings make staff unavailable. Please be courteous and set an appointment with the staff member who can help you. Residents can call to set an appointment or email for an appointment. It would be greatly appreciated, because, time is non-refundable for everyone.

2018 boating season starts Apr. 1 Boat storage payments are due in April and need to be paid outside of any HOA arrangement. Payments for amenities are not debited from an account without permission. Annual boat registration fees are nonrefundable. Boat storage is only available for members in good standing. Current registration stickers must be displayed on the starboard (right) side. BCA will continue to inspect t-racks and the shoreline. Boats in non-compliance will be removed.

Summary of the Pool Solution Town Hall Thank you to those members who made time in their busy schedules to join us at the Town Hall meeting Mar. 15. A well-attended event, the meeting inspired a vigorous round of great questions regarding the Pool Solution. This synopsis is a means of further responding and offering additional details for those who would like more information regarding the maintenance and management of the pools. In 2012, an Impact Study was completed by Club Source Design of Richmond. This comprehensive study outlined projections and probable costs for minimum line items requiring attention at that time, but not including State and Federal requirements. The recommended range for expenses six years ago was $1.4-1.7 million, pending an additional detailed survey and engineering study of all three pool facilities. These line items included things such as modifying restrooms/changing room facilities, enhancing safety, and maintaining filtration infrastructures at optimum levels. Prior to opening for the season in 2017, BCA followed the advice of the

consultant, Douglas Aquatics who, based on their professional expertise, recommended replastering St. Ledger’s and Harbour Pointe pools. The recommendation for North Beach pool last year extended only to patching, versus complete replastering. The cost for the entire process for all three pools exceeded $200,000. Fiduciary duty dictates that we look ahead and plan for future needs to properly maintain the pools in serviceable condition and care for one of Brandermill’s premier amenities. It is likely that additional expenses will be incurred to replaster and/or replace one or more pools within the next five to seven years. Although difficult to speculate what this expense may be with complete accuracy, we can make an educated projected estimate on the basis of the 2012 impact study and work forward. It is not unreasonable to expect that expenses of this nature would be projected in the $2-3 million range after additional survey and studies are completed, further wear and tear, and potential damage to the pools, structures, or grounds.

Consider the Options: 1. Gradual Universal Pool Access 2. Special Assessment levied to the membership, which may result in: a. Financial impact on individual commercial and residential property owners b. Extensive legal fees c. The burden of collections d. A 3-5-year roadblock to obtaining a mortgage, refinance, or home equity loan 3. Bank Loan a. Creating a lien against future Brandermill assessments 4. Inaction a. Join friends at the Epilepsy Awareness Walk Mar. 25 Sunday Park, 1 to 3 p.m.

Did you know 1 in 26 people will develop epilepsy in their lifetime? It could happen to you or a loved one. Learn more about epilepsy and help find a cure by joining the Annual Epilepsy Awareness Walk at the Sunday Park Pavilion on Sunday, March 25 from 1 to 3 p.m. Sponsored by the Epilepsy Foundation of Virginia (EFVA), the non-competitive event offers educational information, activities for children, free refreshments, and giveaways. Neurologist Dr. Stacey Epps, president of EFVA and executive medical director of the Bon Secours Neuroscience Institute, along with nurses and doctors from Bon Secours and VCU Medical Center, will be on hand to share information. Families are encouraged to learn more about first aid measures for seizures, and the importance of wearing safety helmets, especially for skateboarders and cyclists who use the trails throughout Brandermill. Cycling accidents can cause traumatic brain injuries, leading to epilepsy, seizures, and death.

Brandermill friends and neighbors have been the biggest supporters of the EFVA Awareness Walk since 2007.

The Brandermill Community Association (BCA) is recruiting for a Seasonal Pool Manager. The position will oversee the operation of the 3 pools located within the footprint of the Brandermill Community Association. The successful candidate will have general knowledge of pool operations, be familiar with hiring practices and supervisory techniques, and be able to set up work/staffing schedules that conform to the hours of pool operation. Must be familiar with all rules as they may apply to employees (Labor Laws). Finally, the successful candidate must be an excellent communicator and be able to interact with many diverse individuals throughout the summer. This is a seasonal position in that the expected employment dates run from April 15 through Labor Day. The pool manager will report directly to the General Manager for the Brandermill Community Association.
