Making Sense - Final Edition 2017 The year that was This is the final edition of ´Making Sense´ for 2017, thank you for your interest and feedback along the way.

This year panned out almost exactly the same as the end of the boom in 2003. Strong rises and heated Auctions were a constant... and then they weren´t. It was midOctober this year as it was then when it just changed almost one week to the next. Enquiries have slowed, buyers have thinned out and Auctions are a much calmer affair. The difference is that 14 years ago, there were other economic issues at play and interest rates were considerably higher. So unless rates move upwards soon (unlikely), property price rises may yet continue, albeit at a slower rate. Prediction for 2018: Good properties will always be popular and competed for. ´Good´ = inherently good features eg views, location, parking. But overall there will be more balance which could actually lead to greater confidence to transact property. If so, more properties will come onto the market and there will be greater balance between buyers and sellers.

Investment news: The rental market has noticeably slowed as the year draws to an end as well. While Winter was still solid compared to what can occur, the Spring/Summer ´rush´ has been a little less bullish than the usual. Vacancy rates are still sub-1% as we have maintained now for some years, but we just wonder if there may be some upward creep on this as next year unfolds. Our now-expanded team has access to the largest resources in the local area to make the most of any market. We are constantly checking, measuring and reviewing the specific circumstances to make the most of the returns on behalf of our clients. Most importantly however, thank you to those who supported us yet again in 2017. We really have the best clients and truly appreciate the opportunity of representing you and achieving excellent results on your behalf.
