LOCATION Westerton Wood is located near the head of the great glen, just south of Loch Ashie in Inverness-shire. The region is strikingly attractive and well known for its dramatic landscapes. The wood is well located with a number of timber markets in the area and is just 9 miles to Inverness city centre The property is shown on the location and sale plan to the rear of these particulars and can be found on OS Sheet 1:50,000 Number 26, Grid Reference NH 622 333. ACCESS From Inverness travel south on the B862 for approximately 7 miles before turning left onto a minor road. Continue for a further 3 miles, past Darris and over a cross road junction to the south side of Loch Ashie to reach point A1 on the sale plan within these particulars. Access into the wood can be gained at this point, where there is a layby and gated access. DESCRIPTION The woodland was planted in 1985 with predominately pure stands of Sitka spruce, Scot’s and Lodgepole pine. Stocked ground amounts to an area of approximately 32.5 hectares. Stands of Sitka spruce have been established to the north west of the property where sloping ground has promoted good drainage. This has allowed the Sitka to grow at a yield class of 18 – 20m3/ ha/yr. Scot’s and Lodgepole pine make up the majority of the crop and have been established to the south and east of the wood. The pine crops are showing variable growth rates, with stands on better ground growing at 10 – 12m3/ha/yr. Some enrichment planting of mixed broadleaves took place in 1994, over an area of approximately 2 hectares, mainly around the fringes

SPORTING RIGHTS Sporting rights are included and in hand. The design and layout of the open ground (approximately 3.41 hectares) within the woodlands creates challenging stalking opportunities with some magnificent views. Roe, Sika and Red deer are present within the wood. BOUNDARIES Boundaries are made up of stock fences or stone dykes. Maintenance is shared with neighbouring proprietors except for on the road side where it is at sole expense of the woodland owner. MINERAL RIGHTS Mineral rights are included except as reserved by Statute or in terms of the Titles. WAYLEAVES & THIRD PARTY RIGHTS There is an overhead electricity transmission line which passes through the woodland from east to west. The property will be sold with the benefit of, and subject to, all existing rights and burdens with the Titles.
