Description A picturesque Grade II listed Elizabethan farmhouse of circa 1580 with later alterations and additions The house is traditionally constructed of brick and flint with a thatched roof and has been sympathetically restored and refurbished in recent years, retaining much fine period detail with exposed beams and an inglenook fire place in the sitting room. The restoration and refurbishment was carried out with great attention to detail including the provision of oak mullioned windows with leaded panes. The main restoration was carried out some years ago and the current owner acquired the property in 2003 and has carried out various further restoration and improvements since then. As can be seen from the floor plan, the house has well-arranged accommodation with two well-proportioned main reception rooms, as well as a study /bedroom five, cloakroom /shower room, kitchen, larder, hall and lobby on the ground floor. Situated to the south of the house there is an adjoining wing of brick and flint and a pantile roof with two large storage rooms (please refer to the floor plan) and these could easily be incorporated into the main body of the house to provide further living accommodation, if desired, and subject to the necessary planning and listed building consents. On the first floor there are 4 bedrooms and a bathroom. There is a useful range of outhouses adjoining the house. The house has a particularly attractive southwest facing, partly walled garden backing onto open farmland. Outside The house is approached by a gravelled drive, bordered by attractive flint walling and leading to a large gravelled turning and parking area situated to the north of the house. There is a further covered parking area with a shallow pitched pantile roof supported by brick piers. A wrought iron gate leads to a most attractive sheltered courtyard area to the northeast of the house. This has paved brick and cobbled flint and is bounded by fine old flint walls. An opening leads into an area of enclosed lawned garden situated to the northwest of the house, where there is an old flint well housing and a range of outhouses. The main garden which lies to the southwest of the house has been recently landscaped and is particularly attractive and well

laid out, with areas of lawn and well stocked mixed shrub and herbaceous borders. There are plum, peach, pear, cherry, apple and walnut trees and the garden is bounded on two sides by fine brick and flint walling with a southwest boundary, well hedged and backing onto open countryside. There is a brick and flint outbuilding with pantile roof which has a sheltered covered south facing seating area and also provides extensive garden machinery storage area, as well as a further store which has recently been rewired with power and light. The gardens in all extend to 0.40 acres (est). Services Mains water, gas, electricity and mains drainage. Mains gas central heating. Agent's Note The property is joined at the southeast corner to The Manor House. Local Authority North Norfolk District Council.
