Yeah nah bro, you’re sweet as...

AUCTION

If that heading makes any sense to you at all, you’re all good—you understand the lingo ; you’re a Kiwi. Our language is full of peculiarities that contribute to our national identity as “Kiwis” which, by the way—American friends—are not fuzzy brown fruit with pulpy green flesh inside! Yeah nah, a “kiwi” is not usually found in the supermarket! It’s an unusual, flightless bird that can safely walk underwater by using its beak as a snorkel. (How’s that for number eight wire, Kiwi ingenuity?) It’s pretty hard to sum up our national identity in a few words (or even in the design of our national flag) but let’s have fun taking a squizz at our lingo and sussing out what it all means. Whether we’re popping to the dairy for some lollies or we’re asked to bring a plate, us Kiwis love good kai. We know to spread Marmite ever so thinly and to douse our sausage sizzle with none other than Watties tomato sauce. Just don’t get us started on who first invented the pavlova! We’re a hard-working, humble bunch and in the arvo, after some hard yakka, we’re probably found enjoying either a cuppa or some beersies around the barbie. If we’re at the bach for the

weekend, we might be found next to the chilly bin, in stubbies and jandals. Now us Kiwis are usually pretty laid back. Just don’t confuse us (or our flag) with our green and gold loving neighbours and she’ll be ‘right. Yep, we’ve got a bit of rivalry with our mates across the ditch, but no worries bro, we secretly, actually think they’re a bit of alright. Yeah, we may have a bit of an accent; it’s all part of our charm. Aussies who insist we say “fush and chups” are just packing a sad because we’re the best in the world at rugby. So there you have it. Bob’s your Uncle. A short tiki tour of Kiwi lingo to sum up the simple fact that being Kiwi is...sweet as.

Ethics in Real Estate— How You’re Covered Do you know every New Zealand real estate salesperson is bound by a Code of Professional Conduct and Client Care? This set of rules is governed by the Real Estate Agents Act 2008 and is similar in nature to the Code of Ethics adhered to by the medical profession and the Rules of Conduct and Client Care for Lawyers. Interestingly, promoting awareness of these rules is listed as one of the duties and obligations of agencies and a copy must be made available to any person on request. If you’re considering buying or selling in the near future, you may like to familiarise yourself with the rules published at www.reaa.govt.nz. For your interest, we’ve highlighted a few interesting points. Continued...

Real Estate Market Trends

Continued…

1. General—A salesperson must always act in the best interests of the vendor, communicate regularly and in a timely manner. A signed agency agreement must be in place before your home can be offered to any potential buyer. 2. Conflicts of Interest—A salesperson must conduct all transactions at an “arms length”. This means they cannot be involved in the purchase of a house they are also marketing. 3. Confidentiality—Salespeople cannot disclose confidential information without the seller’s written permission (apart from a handful of exceptional circum -stances). Frustrating as it may seem, salespeople who answer, “Why are they selling?” with vague answers like, “The house is surplus to requirements,” are actually just doing their job.

Chain Letters

4. Disclosure of Defects—A salesperson is not required to discover hidden or underlying defects but must disclose them to a potential buyer if they are known.

8 Alwyn Avenue, Te Atatu South rwteatatu.co.nz/TET24358

FOR SALE Can you find the 13-letter word hiding in the chain? You must use all 13 letters once only and can move from circle to circle only where they are connected by lines. Chain letters solution: misunderstood

If a salesperson has any reason to suspect defects e.g. if the house has monolithic plaster cladding and was built in the 1990s they must either a) ask the seller to provide evidence or expert advice that no defects exist or b) inform the buyer of the potential risk so they can seek expert advice if they so choose.
