New rowhome in LoHi at $439,000? Builder Matt Kinner makes it happen with a garage and rooftop deck included
It’s been years now since new rowhome prices in Denver’s trendy LoHi area directly west of downtown pushed into the $5s, the $6s, the $700,000s and much higher, as the restaurant scene mushroomed. But veteran new-urban homebuilder Matt Kinner has a grand opening in LoHi today that could put you as a homeowner in LoHi from as little as $439,000. Kinner, who’s been part of LoHi’s success with his “KinnerBuilt” rowhomes that had prices in the $650s, is making that happen with new rowhome designs that are smaller and more intricate, in a corner of LoHi that’s just now starting to happen. LoHi Rowhomes, grand opening today at West 37th and Jason, have sizes from just over 1,000 square feet to 1,100 square feet, with a master suite that’s on the same level as the dining/entertaining area, and a second bedroom/office and bath on the first level by a one-car attached garage. Each also has a rooftop deck with a view of downtown, where exclusive agent Jessica Reed with Bingham & Company will have snacks and beverages out for you as you tour the new model. Kinner’s location is about 12 blocks from the heart of LoHi’s epicurean epicenter at 16th and Boulder, but has Avanti (with rooftop seating), Highland Tavern and There (open for dining until 12:45 a.m. nightly) all within a walkable 10 or 12 minutes south, along with Denver Deep Dish, Thunderbird

and venerable Gaetano’s on 38th to the north. Meanwhile, Reed notes that you can’t find a better place than this for bike
getaways into LoDo and downtown. There’s a trailhead a half-block south that heads under the freeway and into the bike trail network along the Platt. “You’re a five-minute bike ride from Coors Field,” says Kinner. That closer access to the restaurants and LoHi’s other advantages has already brought eight sales from home shoppers that have already looked at Jefferson Park, Sloan’s Lake and other fartherout areas that have prices that reach for first-time buyers, says Reed. “Nobody can get you into a new-built home in LoHi for less than this,” she adds. Kinner says that the cost efficiencies of the sizing allow for a nice range of
standard features – including kitchens that have Bertazzoni gas ranges and Caesarstone tops; main-floor ceilings that allow a transom window over the door to the master suite; a smart-home Nest thermostat that learns your living pattern; and a surprisingly extensive solar energy panel system – not a leased one, but one you own and get all of the earned energy from. Although Kinner waited until he was nearly done before opening sales, Reed already has eight of 17 sold. If you’re ready to move this spring, she can show you one that can be ready to go in late April. To reach today’s grand opening from I-25, take the Park Avenue/38th Avenue exit, turn west on 38th under the freeway and continue west three blocks to Kalamath Street, turn left (south) a block to West 37th, and then turn left (east) one block. – Mark Samuelson writes on real estate and business; you can email him at mark@samuelsonassoc. com.
