Article 4: Land Conveyance to Fish and Wildlife

 Two parcels taken by the Town for failure to pay taxes

Article 4: History

 The parcels are:  G12-0015  12 acres  Assessed value $6,100

 G12-0013  5 acres  Assessed value $2,500

 According to Town Staff, both of these lots are not developable.  Both lots meet the following criteria:

Article 4: The Lots

 100% of parcel below the 100 year FEMA flood plain elevation  100% of parcel within the Natural Heritage and Endangered Species Program’s Rare Habitat Designation  100% of the parcel within the riverfront area of the Sudbury River  100% of the parcel is bordering vegetated wetland  Neither parcel complies with zoning requirement for frontage  Soils on the parcel are all wetland soils

 Tonight we are asking Town Meeting to allow the Board of Selectmen to dispose of these properties.

Article 4: What is next?

 For several years, the Town has been in discussion with the United States Fish and Wildlife Service due to their interest in the property.  If we have an affirmative vote tonight, Fish and Wildlife would begin an appraisal process and begin negotiations with the Town to purchase these lots.  This requires a 2/3rds vote of Town Meeting.
