House prices & sales in Buckinghamshire, July 2017

Buckinghamshire’s average house price rose by £469 (0.1 per cent) in July to reach a new high of £410,227, according to new data from the Land Registry. At 5.5 per cent (£21,243), Buckinghamshire’s annual increase in average house price is at its lowest level since the start of 2014 but remains above national and regional rates of growth. Since national prices reached their pre-recession peak in September 2007, Buckinghamshire’s average house price has risen by 42.6 per cent, the 2nd highest rise among county councils, well above the 24.9 per cent recorded across England. Buckinghamshire’s average house price is now 68.7 per cent above England’s average, up from 47.9 per cent in September 2007. Table 1: Mean house prices, July 2017

While the overall average house price in Buckinghamshire rose in July, both detached and semi-detached houses saw slight falls compared to June. Flats have seen the strongest price rise in the last year at 5.8 per cent but the average price of detached homes is now 3.0 times that of flats, up from 2.7 in 2007, with price difference reaching £484,000, up from £282,000. There were 551 house sales in Buckinghamshire in May, taking the annual total to 8,757, 12.5 per cent below the total for the previous year and almost a third (31.4 per cent) below the peak of 12,771 reached in the year ending June 2007.
