House prices & sales in Buckinghamshire, November 2016

Buckinghamshire’s average house price fell by £3,461 (0.9 per cent) in November to stand at £397,532, according to new data from the Land Registry. Despite this fall, the largest in a single month since 2009, Buckinghamshire’s average house price has risen by 10.5 per cent (£37,618) over the last year, well above the 6.8 per cent increase recorded across the country as a whole. The strongest annual price rise was recorded for semi-detached homes, rising 10.8 per cent to £383,121 despite falling £3,897 (1.0 per cent) in November. All property types saw price inflation of more than 10 per cent over the last year, with all also seeing lower average prices in November than October. There were 694 house sales in Buckinghamshire in September, taking the annual total to 8,922. This is the lowest total for any 12 month period since January 2014, 30.1 per cent below the pre-recession peak of 12,769 and 9.2 per cent lower than in the previous year. The decrease in sales has been most marked in Aylesbury Vale. There were 906 fewer sales in the 12 months to September than in the same period last year, including 604 fewer sales in Aylesbury Vale, which now accounts for 40.4 per cent of all house sales in Buckinghamshire, down from 42.8 per cent last year.
