House prices & sales in Buckinghamshire, May 2017

Buckinghamshire’s average house price rose by £1,533 (0.4 per cent) in May to reach a new high of £405,865, according to new data from the Land Registry. Over the last year, Buckinghamshire’s average house price has risen by £21,847 or 5.7 per cent. Buckinghamshire’s average house price is 81 per cent higher than the national average and second highest among England’s 27 county council areas. Table 1: Mean house prices, May 2017

Despite a small fall in May, the strongest annual price rise over the last year was recorded for detached houses, with a rise of 7.3 per cent taking the county’s average price to £716,175. Semi-detached houses and flats both rose by 7.2 per cent to reach new highs of £391,897 and £234,087 respectively. Terraced homes saw average prices rise by 6.2 per cent. There were 574 house sales in Buckinghamshire in March, taking the annual total to 8,494. This is the lowest total for any 12 month period since September 2013, 34.6 per cent below the pre-recession peak of 12,987. Sales in Aylesbury Vale and Chiltern rose compared to February but fell in South Bucks and Chiltern. March 2016 saw exceptional levels of sales being the last month before stamp duty changes, so that falls the fall in sales of 47.6 per cent compared to March 2016 are not a fair comparison.
