Manor Stables Cottage, Great Somerford Location

Great Somerford is a thriving community which benefits from an excellent village Shop/Post Office, Public House and a Primary School. There is a wide range of shops in nearby Malmesbury and good road communications to the regional employment centres of Bristol, Swindon, Reading and London via the M4 motorway network. Frequent main line rail services to Paddington operate from Swindon, Chippenham and Kemble.

The Property

This individual detached home lies within the Conservation Area of the village and was originally outbuildings to the nearby Manor House. It was converted to a high specification some thirty years ago and has recently been upgraded by the current owners who have updated all three bathrooms and installed two high output log burners. While a house, the accommodation is suitably flexible for living on just the ground floor if required. The walled rear garden is completely safe making it ideal for containing children or dogs alike, and there is direct access onto a footpath in the field opposite for country walks.

The Accommodation

The front door leads into a porch, with a further door to a hall with cloakroom off to the right. The dual aspect family room has a log burner, stairs to the first floor and direct access to the courtyard. Double doors lead to the sitting room at the rear, with space for a dining table. It has a vaulted ceiling with exposed timbers, a log burner, and three doors onto the garden. Leading off the family room is the dual aspect kitchen/breakfast room, which like the family room looks out over the adjoining field to the front. The kitchen has a good range of units with numerous built-in appliances, a breakfast bar and utility area at the rear. To the right of the hall is the dual aspect ground floor bedroom suite with fitted cupboards, French doors to the garden and an en- suite bathroom with a large shower enclosure. On the first floor, both bedrooms enjoy the open front aspect, while one is dual aspect with a rear balcony for enjoying the morning sun. Both have fitted bedroom furniture and their own bath or shower room ensuite.

Outside

The property is approached over a block paved drive via a right-of-way from West Street. The rear garden comprises a walled garden in a courtyard style with a circular pond and water feature. There are lawned areas, a pergola, gravelled paths, raised borders and a host of climbing plants and shrubs including a mature wisteria. There is an octagonal summerhouse, shed and greenhouse. Behind the garage is a workshop and the screened oil tank. Beyond is an olive grove and prolific cherry tree.

Double Garage

5.83m by 5.34m (19'2" by 17'6") Remotely controlled electric door, Butlers sink, power and light. Fitted water softener, mezzanine storage level.

Services

Mains water and electricity and drainage are connected.
