Maintain Outperform We maintain ANAN’s 2017E TP at Bt5.5 and our Outperform rating. We still like ANAN as our top pick on projected earnings growth of 13.3% in 2016E and 33.4% in 2017E, driven by potential realization of significant contributions from its condos and joint venture condos, which will start to generate positive shared income in 2017E. ANAN maintains 2017E presales target to rise around 24% YoY Per ANAN’s business plan announcement in Nov‐16, ANAN maintains its 2017E target presales at Bt29.8bn, increasing around 24% YoY from 2016E presales of around Bt25bn, decreasing 5% YoY, but 13% above the 2016E presales target at Bt22.3bn because the take‐up rate of 4Q16 condo launches was better than expected. ANAN plans to launch 17 projects worth Bt36bn (+74% YoY) in 2017E. They comprise 10 condo projects (including seven JV condos) worth Bt28.8bn and seven housing projects worth Bt7.1bn. Meanwhile, ANAN set its 2017E transfer target at Bt11.7bn, increasing 14.5% from our 2016E transfers at Bt10.2bn (+6.1% YoY). 2017E transfers of ANAN’s 51% share in JVs are set at Bt6.84bn, rising 175% YoY. 4Q16E net profit to decline YoY but increase QoQ We expect 4Q16E net profit at Bt759mn (‐15.6% YoY, +204.3% QoQ) as we estimate 4Q16E transfers at Bt3.1bn, decreasing 37.1% YoY because ANAN had lower backlog than 4Q15; however, they increased 32.1% QoQ due to more condo backlog transferred than in the previous quarter. Maintain 2016‐17E net profit growth of 13.3% and 33.4%, respectively We maintain 2016 net profit growth of 13.3% YoY and expect 2017E net profit to rise 33.4% YoY as ANAN and the JV company have 10 newly completed condos (Bt27bn, 64% sold) to be transferred in the period.
