MINUTES OF THE STRATA COUNCIL MEETING OF STRATA CORPORATION LMS 4071, THE EUROPA, HELD ON THURSDAY, MAY 26, 2011 AT 6:00 PM, IN THE MEETING ROOM, 63 KEEFER PLACE, VANCOUVER, BC In Attendance:

1. CALL TO ORDER The Council President Fern Jeffries called the meeting to order at 6:07 pm. 2. COUNCIL POSITIONS It was MOVED/SECONDED that the following council positions were ratified; Fern Jeffries John Tulev Tim Richards Sidney Dennison Marcello Pavan Kris Alexander Mark Wirtz

4. FINANCIAL REPORT Approval of the financial Statements to April 30, 2011 Clarification on certain items was requested from the Property Manager; therefore the approval of the financials will be deferred to the June 23, 2011 meeting. Arrears Report - The current amount of arrears, excluding the money we are attempting to recover from Frank Buck, is $19,738.24. There are 3 suites currently with a lien placed against their property and 1 suite is at the collections office. Strata Council wants to remind owners to bring their accounts up to date to avoid incurring legal charges. 5. REVIEW OF ONGOING ISSUES AND INITIATIVES Gardening Committee Members of the gardening committee have begun work on all four sections of the approved north garden plan and Coconut Grove Landscaping has been appraised. Council is committed to Coconut Grove Landscaping maintaining the common area gardens. Owners who are planting gardens are responsible for their own costs. The Strata maintains financial responsibility for the common area. Building Systems Council has proposed a review of the current status and proposed future of the building systems with Milani would be beneficial at this time. The Property Manager will request arrangements to be made for a representative from Milani to attend the Strata Council meeting on June 23rd.

Frank Buck Settlement Legal release forms have been signed. Front of Building Landscaping Council would like to get feed-back from the owners on options for the landscaping/lighting at the front of the building. To this end a special owner’s forum will he held June 23rd at 7:30. Window Washing & Power Washing The window washing and power washing will be undertaken in June, notification of exact dates will be posted. Health and Safety Repairs New flooring is being installed in the gym, and new carpeting in the lobbies on floors 3, 5, and 27. Work will begin on repairs to the concierge desk and the lobby area adjacent to it. 6.

NEW BUSINESS Water Damage Claim It was MOVED/SECONDED to proceed with a small claims action against strata lot #144 regarding a water damage claim which has not produced any results at the collections office. This debt was incurred in 2006. CARRIED Complaints Report

The Site Manager’s complaint log was reviewed and it was determined that two units have contravened bylaw 3.2 (b) “causes unreasonable noise” and will be issued warning letters. As well one unit which has previously been warned and will be issued a fine for contravening bylaw 3.2 (a) “causes a nuisance or hazard to another person”. Local Community The Keefer Place Community Group has changed its name to the Crosstown Residents Association (CRA). Owners wishing to be kept informed of developments should join the Crosstown Residents group on facebook. Europa residents on the Board of the Association include Mark Wiertz, Debra Barker, and Fern Jeffries. The CRA belongs to the False Creek Residents Association which includes residents living all around False Creek. You can get more information on Falsecreekresidents.org 7. CORRESPONDENCE None received at this time. 8. ADJOURNMENT & NEXT MEETING

There being no further business, the meeting was adjourned at 7:35 pm. The next Council meeting will be held on Thursday, June 23, 2011 at 5:30 pm. PLEASE NOTE THAT THE OWNER’S FORUM WILL BE HELD AT 7:30 PM INSTEAD OF THE USUAL TIME OF 8:00 PM.
